Dan Russell

Dan Russell, Managing Partner of Kumo Property Group

The long view, with someone accountable for the details.

As Managing Partner of Kumo Property Group, Dan helps guide the company’s approach to real estate investment, redevelopment, and property stewardship. His priorities are straightforward: prepare carefully, communicate directly, solve problems practically, and respect the people involved.

A property decision is rarely just about a purchase price or a set of plans. It connects intended use, condition, timing, operating needs, and the realities of ownership. Dan brings those considerations into the same conversation so the next step has a clear purpose.

His perspective is shaped by direct experience: schedules change, details matter, and dependable information helps everyone make better decisions. Relationships are built by taking ownership of that everyday work.

REAL ESTATE EXPERIENCE

A redevelopment record across markets and property types.

Dan has poured his passion into redevelopment projects across Texas, Colorado, New York, and Florida. That range gives him a practical understanding of how different places, uses, and constraints shape a project.

Condominiums & restoration

Hands-on experience with condominium projects and restoring existing homes, where understanding what is already there is essential to deciding what comes next.

New construction

A homebuilder’s perspective on development decisions, schedules, and the coordination needed to move from a vision to a finished place.

Rural land & waterfront

Experience with rural property, ranch and land development, and lake-oriented projects with distinct site and ownership considerations.

GLOBAL BUSINESS DISCIPLINE

Forty years at IBM. A lasting approach to execution.

Before concentrating on real estate, Dan spent 40 years at IBM. His career took him around the world, including time in China, before he returned home to Texas. That experience strengthened his operational discipline, cross-cultural perspective, and commitment to follow-through.

After retiring from IBM, he focused more fully on homebuilding and redevelopment. Institutional business experience and direct property work now inform how he evaluates challenges, communicates with stakeholders, and leads a relationship-centered company.

FAMILY & TEXAS ROOTS

Grounded in family. Connected to the land.

A sixth-generation Texan, Dan spent meaningful time in Paducah learning the particulars of rural ranch and land development. His connection to the state is both professional and deeply personal.

His father played football at SMU, was drafted by the Green Bay Packers, and is honored in the Panhandle Sports Hall of Fame. Dan chose business as his own arena, carrying forward values of preparation, resilience, and teamwork.

Dan is deeply committed to his family. He and his wife, Mary, have two children, Amber and Matt. Working alongside his daughter Amber brings complementary experience in business, law, and real estate into a shared commitment to people and place.
