Development & redevelopment

Existing buildings, land, and lake property—brought to a workable plan.

Kumo develops for its own account: repositioning buildings a business can operate from, readying rural and lake property for real use, and making sites fit the way people will live and work. Bounded scope, licensed professionals, realistic timelines.

What we take on

Projects with a defined problem and a credible use.

Reposition

Existing commercial and industrial buildings

Layout, loading, power, roofing, access, and code items that keep a good building from being useful. We buy, fix the bounded list, and lease to operators.

Ready

Rural and lake property

Access, easements, water and wastewater, utilities, floodplain, and use constraints—resolved before capital goes into improvements. Select residential and lake property tied to a specific plan.

Modernize

Site readiness for what comes next

Electrical capacity, connectivity, EV charging, backup power, and adaptable layouts, planned with Kumo Modernization so a property stays useful as needs change.

How we work

Five steps from walk-through to operating property.

The same sequence every time, whether it is a metal building on two acres or a lake property with an old house on it.

Walk the property. Partners visit in person. We look at what is there, not the listing.

Define the use and the constraints. Who would operate here, what they need, and what the site, county, and utilities will actually allow.

Bound the scope and the budget. A written list of improvements, a conservative cost basis, and the items we will not do.

Engage the right professionals. Surveyors, civil and structural engineers, licensed contractors, and county staff. Kumo coordinates; licensed professionals do licensed work.

Build, then operate. We finish what we start and then run the property under the Kumo ownership standard.

Who this is for

Three conversations we welcome.

Owners

You own property that needs a plan.

Sell to a buyer who will tell you what it would do with the place—and follow through. Sale-leaseback available for owner-operators who want to stay.

Operators

You need space that does not exist yet.

A defined requirement—size, power, yard, location—can be the reason we acquire and improve a specific property. Tell us the requirement.

Landowners

You want a partner, not just a buyer.

Select ground-lease, build-to-suit, or partnership structures where a landowner’s position and Kumo’s plan fit together. Case by case, in writing.

What we do not do.

We are not a general contractor, architect, engineer, or broker for hire, and we do not sell development services. Kumo develops property it owns or is acquiring. Nothing on this page is a promise of approvals, entitlements, timing, or returns.

Information on this website is general and is not legal, tax, investment, or financial advice. Nothing here is an offer to buy, sell, lease, or develop property, or a promise of approvals, entitlements, timing, or returns. Terms are confirmed only in a written agreement.

Start a conversation

Tell us about the property.

Where it is, what you hope to achieve, and your timing. A partner reads every message.
