Ownership & management

Ownership that answers.

Kumo holds what it buys. This page is the standard we run our own properties to—so tenants know what to expect, and owners considering a sale to Kumo know how their property will be treated afterward.

The Kumo ownership standard

Six commitments on every Kumo property.

01

A named contact

A real person who knows the property, answers the phone, and owns the next step.

02

Written expectations

Commercially reasonable leases, a clear responsibility matrix, and no surprises about who does what.

03

Maintenance that responds

A defined route for requests, acknowledgment the same business day, and follow-through you can see.

04

Clean records

Correct invoices, receipts, CAM reconciliations, and documents you can rely on—including at renewal or sale.

05

Planned improvements

Capital planning done ahead of failure, matched to how tenants actually use the space.

06

Early renewals

Renewal conversations start early, and growing tenants get a first look at expansion space.

For owners

Want your property run this way?

Kumo does not offer third-party leasing or property management services. Where an owner wants the Kumo approach applied to their property, the usual path is a sale to Kumo—including a sale-leaseback that lets an owner-operator stay in place, unlock capital, and hand off ownership responsibilities to a landlord who answers.

Related-party leases, at arm’s length

Where a Kumo-affiliated business occupies Kumo-owned space, the lease is written, commercially reasonable, and enforceable on the same terms an unrelated tenant would receive. We publish that because tenants and lenders ask.

Role clarity

You will always know which hat Kumo is wearing.

Kumo Property Group acts as a principal buyer, a developer of its own projects, and a landlord. Kumo Title, a planned affiliated title agency run by the same partners, is not yet open. When it launches it will be a separate engagement: you are free to close with any title company you choose, and confidential title information is never used to advantage Kumo as a buyer or landlord. When we are on the other side of a transaction from you, we say so.
