Kumo Property Group is a founder-funded Central Texas real estate company. We buy property for our own account, improve it with a defined plan, and own commercial and industrial space for the long term. Austin is home; Central Texas is where we work.

How we think
A disciplined way of thinking about property.
Our advantage is not size. It is a consistent operating approach applied to every property, whatever hat we are wearing:
Clarify what must happen next. Every property has a bounded list of problems: access, condition, occupancy, entitlement, title. We name them first.
Coordinate the right people. Surveyors, engineers, contractors, lenders, county staff, and our affiliated title team—engaged early, with clear ownership of each item.
Solve bounded problems early. The issues that sink timelines are almost always known on day one. We work them before they are urgent.
Deploy capital where the return is attractive. Conservative basis, realistic use, and a plan we would be comfortable owning through a down cycle.
Remain accountable afterward. We hold what we buy. Tenants, neighbors, and sellers can reach the same people after closing that they dealt with before it.
Role clarity
You will always know which hat Kumo is wearing.
Kumo Property Group acts as a principal buyer, a developer of its own projects, and a landlord. Our affiliated title agency, Kumo Title, is run by the same partners but is a separate engagement: you are free to close with any title company you choose, and confidential title information is never used to advantage Kumo as a buyer or landlord. When we are on the other side of a transaction from you, we say so.

Dan Russell, Managing Partner. Four decades at IBM, including years working internationally, before returning to Texas. A sixth-generation Texan with hands-on redevelopment experience and a long view of Central Texas property.
Amber Russell, Partner. Nearly two decades of Texas legal practice, founder of LOAR PLLC, with deep experience in complex real estate, commercial, and dispute matters. Amber brings the contract-and-risk discipline that keeps Kumo’s projects clean.

Our commitment to property includes a commitment to the people whose work makes places thrive. Through SOAR, created by our sister company LOAR PLLC, Kumo supports scholarships for students pursuing university study and for tradespeople and technical professionals building skilled careers.
